Compare the rate, not the ticket
Two configurations at different prices are two prices for different quantities of the same thing. Divide the starting price by the published size and compare that instead.
₹2.7 Cr ÷ 1,705 sq ft = about ₹15,836 per sq ft for the 3 BHK Regal. That is the only rate computable from published figures here, and it is the lowest entry rate among the four apartment communities covered on this site.
Because the other three tiers are on request, you cannot see whether the rate rises or falls as you move up. At Folium and Edition the larger configuration is cheaper per square foot; whether that holds here is a question only the project team can answer.
What actually differs
Two axes rather than one, which is what makes this project's choice different:
- Bedroom count: 3 BHK or 4 BHK, the usual decision about how many rooms close.
- Specification line: Regal or Elite, which at the same bedroom count adds roughly 400 sq ft.
- Sizes are floors, not fixed. Every tier is published as onwards, so the actual unit may be larger than the quoted figure.
- Outlook. The project publishes twin lakes; which tier and which floors face them is not published.
The costs that scale with size
Four costs rise with the home and none appear on the price sheet:
- Stamp duty and registration, computed on consideration or guidance value. How that works in Karnataka.
- Interiors, quoted per square foot, not funded by the home loan, and due in the same months the EMI starts.
- Monthly maintenance, usually per square foot per month, for as long as you own it. Work out the ten year figure.
- Loan servicing on a larger principal.

How to choose
Start by getting all four prices in writing, because three of them are not published and you cannot choose between numbers you do not have. Then decide the bedroom count on whether you can name who uses the fourth room, and the line on whether the extra 400 sq ft at the same bedroom count is space you will use or space you will furnish once and forget. At roughly 67 homes per acre this is already the most generous site here; the Elite step is about the home, not the community.
What to ask
- Which specific units does each starting price apply to right now?
- What is the carpet area for each, not the super built up area?
- What is the rate per square foot on the actual available unit, floor and facing?
- What is the estimated maintenance per square foot per month?
- What do stamp duty, registration and GST work out to in rupees for each?
- Are internal walls structural, so the layout cannot be altered later?

What is the difference between Regal and Elite at Sumadhura Solace?
They are two published specification lines. At the same bedroom count Elite is the larger: 3 BHK Regal from 1,705 sq ft against 3 BHK Elite from 2,105, and 4 BHK Regal from 2,270 against 4 BHK Elite from 2,720. Ask the project team what differs in specification beyond area.
What configurations does Solace offer?

Why are three of the four prices on request?
That is common where larger or higher specification tiers are sold in smaller numbers. The practical effect is that you cannot compare rate per square foot across the range from published material, so ask for all four figures in writing before shortlisting.
What does onwards mean in the published sizes?
It means the figure is a floor rather than a fixed size. A unit described as 1,705 sq ft onwards may be larger. Ask for the exact carpet area of the specific unit available to you, since that is the number the agreement for sale must state.
Which units have the lake view?
The developer publishes that the towers overlook twin lakes but does not publish which units or floors have that outlook. Confirm it from the actual unit and floor before paying any premium attached to it.
Is the Elite step worth it?
Roughly 400 sq ft more at the same bedroom count is a meaningful difference, but you cannot judge value without the price. Get the figure, divide by the size to get a rate, and compare it against the Regal rate of about ₹15,836 per sq ft computed from published entry figures.
