The case for it
Four published facts support the joint family case:
- The largest homes covered here, up to 2,720 sq ft onwards, which is where genuine separation becomes possible.
- The lowest density covered here, roughly 67 homes per acre with about 81% open space, so common areas are less contended.
- A hospital at about 3 minutes, with Manipal on Varthur Road at about 2.6 km. For a household with elderly members this is the figure that matters most.
- Schools from about 5 minutes, so the youngest generation is served too.

Where it works less well
Area is not separation. A large flat with one hall, one kitchen and two bathrooms gives you more of the same arrangement, not a workable shared household. Before weighting the square footage, count the bathrooms, check whether the plan gives two sitting areas rather than one large one, and look at whether a bedroom sits far enough from the living space for someone to sleep early.
The commute is the other consideration. ITPL is published at about 15 minutes and the nearest metro at about 7 minutes by road. In a joint household there may be several commutes to satisfy, and they may not all point the same way.
Want to see whether Solace fits your household?
Ask the project team for floor plans, the current price sheet and a visit at a time that shows you the real commute.
What to check on a visit
Count bathrooms, then bedrooms
Three bedrooms and two bathrooms works badly for seven people. Ask how many are attached and whether one is reachable without crossing a bedroom.
Find the room for the oldest generation
Near a bathroom, away from the television, reachable without stairs. Walk the distance from that bedroom to the nearest bathroom.
Look for two separable sitting areas
Different generations keep different hours. One large hall cannot serve a grandparent at 7am and a teenager at 10pm.
Check lift redundancy
Ask how many lifts serve the tower and what backs them up. For an older resident this is the building level factor that matters most.
What to ask
- How many bathrooms in each configuration, and how many are attached?
- What are the actual dimensions of the fourth room in the 4 BHK tiers?
- Does the plan give two separable sitting areas?
- How many lifts serve the tower, and what backup supports them?
- What is the price of the 4 BHK Regal and Elite, which are published on request?
- Can two people work in the kitchen at once? Measure the clear space.
Does Sumadhura Solace have large apartments?
It publishes the largest configurations among the communities covered on this site: 4 BHK Elite from 2,720 sq ft onwards, 4 BHK Regal from 2,270 sq ft and 3 BHK Elite from 2,105 sq ft. The prices for those three are published as on request.
Is Solace suitable for elderly parents?
The published figures are favourable: the lowest density covered here at roughly 67 homes per acre, about 81% open space, and a hospital at about 3 minutes with Manipal on Varthur Road at about 2.6 km. What matters as much is inside the flat, so check door widths, the bathroom layout and the distance from bedroom to bathroom.
How many bathrooms do the Solace configurations have?
The bathroom count per configuration is not published in the material we hold. Ask the project team, because in a shared household bathrooms are the daily friction point and the count matters more than the bedroom number.
Is a bigger flat enough for a joint family?
Not on its own. What a shared household needs is separation: enough bathrooms, two sitting areas rather than one, and a bedroom placed away from the main living noise. A large flat with a single hall gives you more of the same arrangement rather than a workable one.
How many lifts serve each tower at Solace?
Not published. Ask the project team for the number of lifts and homes per floor, and what backup power supports the lifts. In a household with elderly members, lift redundancy is the single most important building level factor.
What is the density at Sumadhura Solace?
777 homes on 11.66 acres, which works out at roughly 67 homes per acre, the lowest among the apartment communities covered here. The developer publishes about 81% open space across 7 towers.
