Open the last two or three filings, not just the latest
The signal is the trend. Slabs cast per quarter tells you more about a Phase 1 open now date than any projection.

An extension is a fact in the record, and it is the single most useful thing you can learn before booking.
Compare the filing against what you see on site
Any gap between the two is the most productive question you can ask.

What to look at on site
Walking a plotted layout tells you more than walking an apartment site, because the product is on the ground rather than above it:
- Roads: laid and surfaced, or marked out. Walk to your plot, not just to the entrance.
- Water and drainage: the developer publishes underground water and rainwater systems. Ask to see where they run.
- Power: published as full power backup. Ask what that covers for an individual plot.
- Boundaries and plot markers: find your actual plot and check its dimensions against the sanctioned layout.
- Amenities: whether Club Sumadhura and the 50 plus amenities are built, under construction or planned.
- Phase boundaries: what Phase 2 construction will look like from your plot if you are in Phase 1.

What infrastructure does Panorama publish?

How do I check infrastructure is actually in place?
Walk the layout to your own plot rather than viewing from the entrance. Roads, drainage, water lines, lighting and plot boundary markers either exist or they do not, and ten minutes on foot settles it more reliably than any brochure.
What is the difference between the two phases?
Each is separately registered with Karnataka RERA, so each carries its own declared position and its own quarterly progress filings. Phase 1 is published as open now. Ask which phase your plot sits in and read that phase's filings.
What documents should I ask for?
The layout sanction order and which authority issued it, the conversion order from agricultural to non agricultural use, the RERA registration for your phase, the approved layout plan showing your plot number, and the title and encumbrance records. A property lawyer should read all of them.
Does RERA apply to plotted developments?
Yes, above the applicable threshold, and they are registered phase by phase as apartment projects are. That gives you a declared completion position for the infrastructure, public quarterly filings and the approved layout plan in the public record.
