Where it works less well
The second budget is the one people underestimate. Plot price is the entry; architect and structural fees, building plan sanction, the build itself, utility connections and deposits, compound wall, gate, driveway and landscaping all follow, plus a contingency. And throughout the build you are paying for somewhere else to live.
A build also needs decisions weekly and site presence regularly. If you cannot give it that, you pay a project manager to, which is another line in the budget. Be honest about which of those two you are before committing.

What to check on a visit
Get the layout construction rules in writing
Setbacks, permitted floors, height limits, design controls, and any period within which construction must begin. These shape the house and the budget.
Confirm the layout sanction and the conversion order
Which authority sanctioned the layout, and whether the land was converted from agricultural use. Ask for both documents, not descriptions.
Walk the infrastructure
Roads, water lines, drainage, lighting. They either exist or they do not, and walking the layout settles it in ten minutes.
Get your lender's position in writing
On this specific plot and on a composite plot plus construction loan, before you commit.

How long does it take to build a house on a plot?
Commonly twelve to twenty four months of construction, after a design and approval stage of its own that adds months. Budget for the whole sequence, and remember you are paying for somewhere else to live throughout.
Can I build whatever I want?
Not entirely. Gated layouts typically set setbacks, permitted floors, height limits and design controls, and some require construction to begin within a stated period. These sit on top of municipal bye laws. Obtain the layout's rules in writing before buying the plot.
How is a plot loan different from a home loan?
Lenders typically fund a lower share of a plot's value than they would for a flat, tenures are often shorter, and the tax treatment is not identical. Composite plot plus construction loans exist and usually require construction to begin within a defined period. Confirm terms with your lender before budgeting.
Do I pay maintenance before I build?
Often yes. In a gated plotted development there is normally a maintenance charge covering roads, lighting, security, landscaping and the clubhouse, payable whether or not you have built. Ask when it starts and whether unbuilt plots are charged, since many buyers hold land for a year or two before building.
What should I verify about the land itself?
Which authority sanctioned the layout, whether the land was converted from agricultural to non agricultural use, the RERA registration for your phase, that your plot number appears on the approved layout plan, and the title chain and encumbrance record. A property lawyer should read all of it.
