What to look at on site
With four phases on one site, the visit is about sequence:
- Which phases are rising and which have not started. Find yours on the site plan.
- Where the clubhouse and academies sit, and whether work has begun on them.
- How much of the 83% open space is formed versus still a construction yard.
- Internal roads and services between phases, which determine access while later phases build.
- What it will be like living in a completed phase beside an active one, which is the real condition for early buyers.

What to photograph

- Which phase are the clubhouse and the academies in?
- What will be under construction around me after I move in, and for how long?
- What is the 50:50 payment plan tied to: the Occupancy Certificate for my phase, in writing?
- Can you confirm all four registration numbers, including the Phase 2 number?
Go back a second time

How many phases does Sumadhura Folium have?
Four, each separately registered with Karnataka RERA. That means four declared completion dates and four sets of quarterly progress filings. Always ask which phase your tower sits in rather than accepting a project level answer.
What is the construction status of Folium?
The developer publishes possession as March 2028 across the project. We do not publish live progress. Read the Quarterly Progress Reports for the specific phase registration covering your tower on rera.karnataka.gov.in.
Why does the phase matter so much here?
Because amenities and towers can sit in different phases. A tower delivered on time whose clubhouse and academies arrive two years later is a half delivered purchase, and for a project whose case rests on family amenities that distinction matters more than usual.
What happens if I move in while later phases are still building?
You live beside an active construction site, with the noise, dust and traffic that implies, until it completes. Ask what will be under construction around your tower after possession and for how long. It is a fair question and it has a documented answer.
How does the 50:50 plan interact with phases?
The second half falls due on receipt of the Occupancy Certificate. Confirm in writing that the clause refers to the certificate for your phase, and not to a date or to the word completion, since those behave very differently.
Is one of the Folium RERA numbers unusual?
One published registration carries a date segment that does not parse the way the others do. We have flagged it for verification rather than correcting it ourselves, because a registration number is a legal identifier. Ask the project team to confirm all four and check them on the portal.
