Compare the rate, not the ticket
Two configurations at different prices are two prices for different quantities of the same thing. Divide the starting price by the published size and compare that instead.
₹2.7 Cr ÷ 1,660 sq ft = about ₹16,265 per sq ft. ₹3.0 Cr ÷ 2,420 sq ft = about ₹12,397 per sq ft. The 4 BHK is roughly 24% lower per square foot while costing about ₹30 lakh more.
Read that as evidence about the market rather than as advice. A low rate on the largest configuration means it sells to fewer buyers, so it is priced to move. That is better value going in and a smaller pool coming out.
What actually differs
Three things separate the tiers beyond floor area:
- The 3.5 BHK sits between them at 1,910 to 2,130 sq ft and is priced on request. Ask for it, because it may be the sensible middle.
- Each tier is a range, not a size. 3 BHK runs 1,660 to 1,780 sq ft and 4 BHK 2,420 to 2,435. The entry price applies to the smallest in the range.
- Phase. Folium is four separately registered phases, so the configuration you want may sit in a phase with a different completion date.
The costs that scale with size
Four costs rise with the home and none appear on the price sheet:
- Stamp duty and registration, computed on consideration or guidance value. How that works in Karnataka.
- Interiors, quoted per square foot, not funded by the home loan, and due in the same months the EMI starts.
- Monthly maintenance, usually per square foot per month, for as long as you own it. Work out the ten year figure.
- Loan servicing on a larger principal.

How to choose
If you have a named use for the extra area, the 4 BHK at Folium is the strongest value case on this site, and the gap is wide enough that it is worth stretching for. If you do not, do not buy 760 sq ft of storage because the rate looks good. And ask for the 3.5 BHK price before deciding, since a configuration quoted on request is the one nobody compares.
What to ask
- Which specific units does each starting price apply to right now?
- What is the carpet area for each, not the super built up area?
- What is the rate per square foot on the actual available unit, floor and facing?
- What is the estimated maintenance per square foot per month?
- What do stamp duty, registration and GST work out to in rupees for each?
- Are internal walls structural, so the layout cannot be altered later?

Why is the 4 BHK so much cheaper per square foot?
Larger configurations are a small share of inventory and sell to a smaller pool of buyers, so entry prices for them are often set more keenly. The 3 BHK faces the widest demand, which supports a firmer rate. Floor, facing and stage of launch also move the rate within a configuration.
What is the 3.5 BHK Intelligent Living?
A configuration of 1,910 to 2,130 sq ft that sits between the 3 BHK and the 4 BHK. Its price is published as on request, so you have to ask for it. It may well be the sensible middle option, and it is the one most buyers never compare because no number is printed.
Does the configuration affect which phase I buy in?
It can. Folium is registered in four separate phases, each with its own RERA registration and declared completion. Ask which phase carries the configuration you want and what that phase's declared date is.
Should I stretch to the 4 BHK?
Only if you can describe who uses the extra space in the next three years. A 24% lower rate per square foot on area you do not use is not a saving, and interiors, maintenance, stamp duty and the loan all scale with the larger home.
