All figures are as published by the developer for this project. Prices are indicative, exclude GST, registration and other charges, and change with inventory. Confirm with the project team.
This site publishes the declared position: December 2029. It does not publish how many slabs are cast this month, because that changes and we do not hold it. What follows is how to get the current picture yourself, from the public record and from the site.
Read the quarterly filings
RERA: PRM/KA/RERA/1251/446/PR/111225/008328. Verify it at rera.karnataka.gov.in.
Every registered project files a Quarterly Progress Report with the regulator covering construction progress, approvals received and units booked. It is self reported, dated and public.
Search the registration on rera.karnataka.gov.in
Use the full number including the slashes. Confirm the project and promoter names match your paperwork.
Open the last two or three filings, not just the latest
The signal is the trend. Slabs cast per quarter tells you more about a December 2029 date than any projection.
Check whether the declared date has been extended
An extension is a fact in the record, and it is the single most useful thing you can learn before booking.
Compare the filing against what you see on site
Any gap between the two is the most productive question you can ask.
The full method is in how to check a RERA registration in seven steps.
What to look at on site
On a large site, walk it rather than looking at it from the gate:
- Which towers are rising and which are not started. Find yours.
- How far your tower is from the clubhouse and the gate. On 20 acres that is a daily fact.
- Whether the amenity block has started, since it is the largest clubhouse covered here and a major part of the proposition.
- Internal roads and services, which on a site this size are substantial works in themselves.
- What the land beyond the boundary is doing, since a large site usually sits beside other development.
Want the current construction status for Edition?
The project team can share the latest status, the approvals position and arrange a site visit at a time that suits you.
What to photograph
Photographs are dated and memory is not. They let you compare between visits, compare what you were shown against what is delivered, and raise specific questions with specific evidence.
- The project board showing the RERA number
- The site plan displayed on site, with your tower marked
- Your tower from the ground
- The clubhouse site or structure
- The view in each direction from your floor level
- Internal roads and the approach from the main road
- The price sheet and specification you were handed
Questions to ask on site
- Which tower is my unit in, and what stage is that tower at today?
- Has the December 2029 date been extended at any point?
- Which phase is the clubhouse in, and when does it open?
- How many homes are in the registered project?
- How many lifts serve my tower, and how many homes per floor?
- How far is my tower from the clubhouse and the main gate?
Go back a second time
Once with the sales team, once unannounced on a weekday morning. The second visit shows you the working site rather than the presentation, and the commute at the hour you would actually make it. The full twenty point site visit checklist applies here.
What is the construction status of Sumadhura Edition?
The developer publishes the project as under construction with possession declared for December 2029. We do not publish live progress. Read the Quarterly Progress Reports filed under PRM/KA/RERA/1251/446/PR/111225/008328 on rera.karnataka.gov.in for the current position.
Does progress differ between towers?
On an 11 tower site it usually does. Large projects build in sequence rather than simultaneously, so ask specifically about the tower your unit sits in rather than accepting an overall project percentage.
When will the Edition clubhouse be ready?
Ask the project team which phase it belongs to and what that phase's declared completion date is. A 66,000 sq ft clubhouse is a substantial build in its own right, and in phased projects an amenity block can complete after the residential towers.
How many homes are in Sumadhura Edition?
The unit count is not published in the developer's material we hold. It appears in the RERA filing, so ask the project team or check the registration. Without it, density in homes per acre cannot be computed.
What should I look at on a 20 acre site?
Walk it rather than viewing from the gate. Find your tower, check how far it sits from the clubhouse and the gate, look at whether the amenity block has started, and note the state of internal roads and services.
How often should I check progress after booking?
Once a quarter, when the new filing appears. It takes a few minutes and it is the cheapest project monitoring available to you.
