How to read an amenity count
An amenity count is a marketing unit, not a standard measure. There is no rule about what counts as one amenity, so comparable facilities can be described as 90 or 150 depending on how they are itemised.
What inflates a count: landscape features listed individually, rooms counted separately when they share a hall, and indoor and outdoor versions of the same activity counted twice.
Write down the three to six things your household would actually use in a normal week. For most people that is a pool, a gym, somewhere for children, a hall for occasional gatherings and somewhere to walk. Check those specific items properly and treat the headline number as background.
The figure to compute
Absolute square footage says nothing about how many people share it. The useful figure is clubhouse area divided by the number of homes.

Which phase does it complete in?
Your tower can be ready while the clubhouse is still a site. Ask which phase it belongs to and what that phase's declared date is on the registration.
Who operates it, and who pays for what?
Facility management is usually inside the monthly charge. Coached academies, personal training and spa services usually are not. Get the split in writing.
What happens at handover?
How long the developer's arrangement runs, when the residents' association takes over, and whether there is a reserve fund for replacing equipment.
What it costs monthly
Every amenity is a recurring cost. A pool needs treating, a gym needs servicing, landscaped grounds need maintaining, and 66,000 sq ft needs cleaning, lighting and staffing. That cost is distributed across the homes every month, usually as a rate per square foot.
So the clubhouse is not free after purchase. Ask for the estimated maintenance rate and multiply it out over ten years for your configuration. Then ask yourself honestly whether you will use enough of the 150 to justify it.
