Compare the rate, not the ticket
Two configurations at different prices are two prices for different quantities of the same thing. Divide the starting price by the published size and compare that instead.
₹2.47 Cr ÷ 1,136 sq ft = about ₹21,743 per sq ft. ₹3.3 Cr ÷ 1,866 sq ft = about ₹17,685 per sq ft. The 4 BHK is roughly 19% lower per square foot despite costing about ₹83 lakh more.
Why does this happen? The 3 BHK is the mainstream configuration with the widest buyer pool, which supports a firmer rate, while a 1,136 sq ft unit also carries more of the fixed cost of a 20 acre site and a 66,000 sq ft clubhouse per square foot. The 4 BHK sells to fewer buyers, so it is priced to move.
What actually differs
Beyond area and rate, three things separate the two:
- The 3 BHK is a range, 1,136 to 1,406 sq ft. The entry price applies to the smallest. Ask what the 1,406 sq ft variant costs before assuming the gap.
- Amenity load. The same 66,000 sq ft clubhouse and 150 plus amenities serve both, so a smaller home pays proportionally more for them.
- Exit. The 3 BHK has the wider buyer pool in Bengaluru, so it is usually the more liquid configuration.
The costs that scale with size
Four costs rise with the home and none appear on the price sheet:
- Stamp duty and registration, computed on consideration or guidance value. How that works in Karnataka.
- Interiors, quoted per square foot, not funded by the home loan, and due in the same months the EMI starts.
- Monthly maintenance, usually per square foot per month, for as long as you own it. Work out the ten year figure.
- Loan servicing on a larger principal.

How to choose
If you have a named use for the extra area, the 4 BHK is the better buy at Edition on the published figures, and it is not close. If your constraint is the absolute ticket rather than the rate, the 3 BHK entry does what it is there to do. What you should not do is pick the 3 BHK believing it is the better value per square foot, because on these numbers it is not.
What to ask
- Which specific units does each starting price apply to right now?
- What is the carpet area for each, not the super built up area?
- What is the rate per square foot on the actual available unit, floor and facing?
- What is the estimated maintenance per square foot per month?
- What do stamp duty, registration and GST work out to in rupees for each?
- Are internal walls structural, so the layout cannot be altered later?

Is the 4 BHK at Edition cheaper per square foot than the 3 BHK?
On the published entry prices, yes. ₹2.47 Cr for 1,136 sq ft works out at about ₹21,743 per sq ft, and ₹3.3 Cr for 1,866 sq ft at about ₹17,685, roughly 19% lower. These are indicative entry rates computed from published figures, not quotes.
Why is the smaller home more expensive per square foot?
Three reasons usually apply: the 3 BHK is the mainstream configuration facing the widest demand, which supports a firmer rate; smaller units carry more of the project's fixed amenity cost per square foot; and larger configurations are a small share of inventory priced to move.
What sizes does the Edition 3 BHK come in?
The developer publishes 1,136 to 1,406 sq ft for the 3 BHK. The ₹2.47 Cr* entry price applies to the smallest in that range, so ask what the larger variants cost before comparing.
Should I buy the 4 BHK just because the rate is lower?
Only if you have a named use for the extra room in the next few years. A lower rate per square foot on space you do not use is not a saving, and interiors, maintenance and stamp duty all scale with the larger home.
Does Edition have a 2 BHK?
Our project page publishes 3 BHK and 4 BHK configurations only. If you need a smaller configuration, ask the project team directly, since published collateral is updated from time to time and our page reflects what was published when it was built.
What else should I compare besides rate?
Carpet area rather than super built up, which floor and facing the available unit is on, the estimated maintenance per square foot, and what stamp duty and registration work out to in rupees for each configuration.
