Choose Capitol if the commute decides it
The case is one number: about 180 m to Kadugodi Tree Park Metro Station. That is a walk, and a walk removes traffic from your daily journey in a way that a seven minute drive to a station does not.
Add ITPL at about 1.6 km and the EPIP Zone at about 2 km and you have the shortest published work commute among the communities covered here. Possession is also two years earlier.
You accept a compact site: roughly 99 homes per acre with about 73% open space. The published zero vehicle podium mitigates part of that by keeping cars off the surface you walk on, but the ground is finite. What that pocket trades covers it in more detail.
Choose Solace if space decides it
Solace runs the other way. 777 homes on 11.66 acres at roughly 67 homes per acre is the lowest density among the apartment communities covered here, with about 81% open space and towers overlooking twin lakes.
The homes are larger too: Regal and Elite tiers from 1,705 up to 2,720 sq ft, against a 2,115 sq ft ceiling at Capitol. If a joint household or a work from home pair needs genuine separation, that difference is the whole argument.
The cost is the commute. ITPL is published at about 15 minutes and the nearest metro at about 7 minutes by road, so you keep a car in the morning traffic. What you gain is proximity to the ORR side tech parks, published at 6 to 9 minutes. Whether that is a good trade is a question about the ring road.
Comparing Capitol Residences against Solace?
Ask the project team for current prices and floor plans on both, and arrange visits so you can drive each commute at the hour you would make it.
Where they are the same
- Both publish an entry price of ₹2.7 Cr* for a 3 BHK.
- Both are RERA registered and under construction.
- Both publish schools within about 5 minutes and a hospital within a short drive.
- Both are by the same developer, so the construction and handover approach is common.
Because the entry prices match, the comparison is unusually clean: you are choosing between two ways of spending the same money.
How to test the difference
Drive both commutes at 9am
From each gate to your actual office, on a weekday, in your direction. Record the worse of two attempts. This single test decides most of it.
Walk Capitol's 180 m and drive Solace's 7 minutes
Then ask yourself which you would still do in July rain.
Stand in a unit at each
Density is abstract until you see what the windows face and how far the next tower is.
Price the wait
Two years separates the possession dates. Multiply your rent plus expected loan interest by 24 months; that is what the later date costs you.
Which is closer to ITPL, Capitol Residences or Solace?
Capitol Residences. The developer publishes ITPL at about 1.6 km from Capitol at Hope Farm Junction, and about 15 minutes from Solace at Thubarahalli. Solace is closer to the tech parks on the Outer Ring Road side, published at 6 to 9 minutes.
Which has lower density?
Solace. It publishes 777 homes on 11.66 acres with about 81% open space, which works out at roughly 67 homes per acre. Capitol publishes 405 homes on 4.1 acres with about 73% open space, roughly 99 homes per acre.
Which has earlier possession?
Capitol Residences, published as December 2027. Solace is published as December 2029 as per RERA, about two years later.
Which has larger homes?
Solace. Its 4 BHK Elite is published from 2,720 sq ft onwards, against 2,115 sq ft for the largest configuration at Capitol Residences.
Do they cost the same?
Both publish an entry price of ₹2.7 Cr* for a 3 BHK. The sizes differ, so the rate per square foot differs: about ₹16,514 at Capitol for 1,635 sq ft and about ₹15,836 at Solace for 1,705 sq ft, on the published entry figures. Prices are indicative and exclude GST and registration.
Which should I choose?
If your workplace is served by the metro line or sits at ITPL or the EPIP Zone, Capitol's walkable station is hard to beat. If you work on the Outer Ring Road corridor, or you want more space and lower density and can wait until 2029, Solace answers that better. Drive both commutes at 9am before deciding.
