Open the last two or three filings, not just the latest
The signal is the trend. Slabs cast per quarter tells you more about a December 2027 date than any projection.
Check whether the declared date has been extended
An extension is a fact in the record, and it is the single most useful thing you can learn before booking.
Compare the filing against what you see on site
Any gap between the two is the most productive question you can ask.

What to look at on site
A monolithic aluminium formwork build gives you more to read than a conventional one, because the cycle is repetitive and visible:
- How many floors are cast on your tower, against the 3B+G+15 published elevation.
- Whether formwork is in use and moving, which tells you the cycle is running rather than stalled.
- Surface quality off the mould, since Mivan should leave flat, square faces needing little plaster.
- The podium, published as a zero vehicle podium, and whether it is formed.
- Labour on site on a weekday, and materials stacked and moving.

What to photograph
Photographs are dated and memory is not. They let you compare between visits, compare what you were shown against what is delivered, and raise specific questions with specific evidence.
- The project board showing the RERA number
- Your tower from the ground, showing floors cast
- The view in each direction from your floor level
- The gap between your tower and the next
- Any visible structural or finishing work
- The podium and parking levels
- The approach road from the main road to the gate
- The price sheet and specification you were handed
Questions to ask on site
- How many floors are cast on my tower today, and what did the last filing claim?
- Has the December 2027 date been extended at any point?
- What is the current formwork cycle, in days per floor?
- What is the concrete grade and the waterproofing specification?
- Which internal walls, if any, are non structural? Get it marked on the plan.
- When does the clubhouse complete, relative to the towers?
Go back a second time

How do I tell if a Mivan build is on schedule?
Monolithic aluminium formwork repeats on a tight cycle once established, often around a week per floor. Count the floors cast against the published 3B+G+15 elevation, check the formwork is in use and moving rather than idle, and compare what you see against the last filing.
Should I visit the site more than once?
Yes. Go once with the sales team for documents and the specification, and once unannounced on a weekday morning for the working site, the real traffic and the surroundings on an ordinary day. The second visit is the more informative one.
What if the site looks behind what the filing claims?
That is the most productive question you can ask, and you should ask it in writing before paying anything. A satisfactory explanation is common; a vague one is informative in itself.
When does the clubhouse complete?
Ask the project team directly and ask which phase it sits in. In phased projects an amenity block can complete well after the residential towers, and a tower delivered on time whose clubhouse arrives later is a half delivered purchase.
