Compare the rate, not the ticket
Two configurations at different prices are two prices for different quantities of the same thing. Divide the starting price by the published size and compare that instead.
₹2.7 Cr ÷ 1,635 sq ft = about ₹16,514 per sq ft. ₹3.0 Cr ÷ 1,810 sq ft = about ₹16,575. ₹3.46 Cr ÷ 2,115 sq ft = about ₹16,359. A spread of roughly 1.3% across the whole range.
That flatness is itself information. In projects where the larger configuration carries a visibly lower rate, there is a value argument for sizing up. Here there is not; you are buying area at a consistent price, so buy the area you will use.
What actually differs
Beyond floor area, three things separate the options:
- The toilet count. Two versus three on an otherwise similar 3 BHK. Three matters from about five people upward, and far more if anyone works from home.
- The fourth room. The 3.5 BHK is published as a 4 BHK equivalent; walk it with a bed and a wardrobe before accepting the label.
- Floor and facing. Within a configuration these change price through floor rise and change daily comfort through afternoon heat.
The costs that scale with size
Four costs rise with the home and none appear on the price sheet:
- Stamp duty and registration, computed on consideration or guidance value. How that works in Karnataka.
- Interiors, quoted per square foot, not funded by the home loan, and due in the same months the EMI starts.
- Monthly maintenance, usually per square foot per month, for as long as you own it. Work out the ten year figure.
- Loan servicing on a larger principal.

How to choose
Count bathrooms before bedrooms. On the published rate card the three toilet 3 BHK costs about ₹30 lakh more than the two toilet and gives you the single thing most households run short of at 8am. Take the 3.5 BHK only if you can name who uses the fourth room in the next three years. Because the structure is monolithic, the layout you buy is the layout you keep.
What to ask
- Which specific units does each starting price apply to right now?
- What is the carpet area for each, not the super built up area?
- What is the rate per square foot on the actual available unit, floor and facing?
- What is the estimated maintenance per square foot per month?
- What do stamp duty, registration and GST work out to in rupees for each?
- Are internal walls structural, so the layout cannot be altered later?

What configurations are available at Sumadhura Capitol Residences?

Is the 3.5 BHK better value than the 3 BHK?
On the published entry prices the three configurations work out within about 1.3% of each other per square foot, so there is no meaningful value argument either way. You are paying a consistent rate for area, which makes the decision purely about how much space you need.
Is the third toilet worth ₹30 lakh?
That depends on the household. Bathrooms are the daily friction point in shared homes, and the difference between two and three shows up every morning for as long as you own the property. For a household of five or more, or where two adults work from home, it is usually the better of the two upgrades available here.
Can I change the layout at Capitol Residences later?
Generally no. The project publishes Mivan monolithic aluminium formwork construction, in which internal walls are structural rather than partitions. Treat the floor plan you buy as the floor plan you keep, and walk it with your actual furniture before committing.
What is the difference between 3.5 BHK and 4 BHK?
A 3.5 BHK usually means three full bedrooms plus a smaller fourth room suited to a study, nursery or guest room. The project publishes this configuration as a 3.5 BHK (4 BHK). Check the fourth room's actual dimensions against a bed and a wardrobe rather than relying on the label.
Are the layouts Vastu compliant?
The developer publishes that the 3 and 4 BHK plans from 1,635 to 2,115 sq ft are Vastu compliant. Confirm the orientation of the specific unit with a compass on site, since the direction a particular flat faces is what matters and it cannot be changed after purchase.
