What the sun actually does
Bengaluru sits at a low northern latitude. Three consequences follow, and all of the practical advice comes from them:
- The sun rises in the east and sets in the west, so east facing surfaces take morning sun and west facing surfaces take afternoon sun.
- Afternoon sun is hotter than morning sun, because the ground and the building have been heating all day. The same quantity of light arriving at 4pm does more thermal damage than at 8am.
- Low latitude means the sun passes high overhead for much of the year, so north facing surfaces receive relatively little direct sun and a lot of consistent indirect light.
Everything below is a consequence of those three facts.

A flat is often described by the direction its entrance faces. That tells you very little about where you will spend your time. Ask which direction the living area and the main bedroom face, and check it on the floor plate.
Why west needs the most scrutiny
West facing is not a flaw. It is the orientation that most depends on how well the building was designed, which makes it the one to interrogate.
What to ask about a west facing unit:
- Is there a balcony or overhang shading the windows? Depth matters more than presence.
- What glazing is specified? Insulating or heat reflective glass changes the result substantially.
- Is there cross ventilation, so warm air can be moved out in the evening, or does the flat open on one face only?
- What is the external wall construction and finish? Thermal mass stores afternoon heat and releases it at night, which is a known characteristic of monolithic concrete construction.
- Is this a top floor as well? West facing and top floor together is the most demanding combination, and the top floor has its own questions.
Satisfactory answers make a west facing unit perfectly comfortable, and it may come with the best evening view in the project. Vague answers are a reason to look elsewhere in the same tower.

Ask for the floor plate showing your unit's orientation, and the glazing and shading specification. The project team can share both.
What matters more than facing
Orientation is one variable and rarely the dominant one. Four things usually matter more:
- What is actually in front of the windows. A north facing flat looking at a blank wall twelve metres away has less light than a west facing one with an open outlook. Check on site, from the actual floor.
- Cross ventilation. A home that opens on two faces behaves far better in Bengaluru than a single aspect one, whatever direction it faces.
- Window area and position, which decide how much of any light actually enters.
- Layout efficiency. Light reaching a corridor is wasted; light reaching the rooms you use is not.

Facing and resale
In markets where many buyers hold a preference, a favoured orientation widens the buyer pool, which tends to affect how quickly a home sells rather than transforming its value. Many buyers in Bengaluru also apply vastu considerations, which overlap with orientation.
So even if orientation does not matter to you personally, it is worth knowing that it will matter to some of the people you eventually sell to. That is a reason to treat it as one input among several, not to let it override location, floor, layout or view.

- Which direction do the living area and main bedroom of this unit face?
- Does the flat open on more than one face, and is there genuine cross ventilation?
- What glazing is specified, and is any of it heat reflective or insulating?
- How deep are the balconies, and do they shade the windows they adjoin?
- What is directly in front of this unit at this floor, and what is planned there?
- For a west facing or top floor unit, what is done about afternoon heat?
Which facing is best for a flat in Bangalore?
North facing is often the most comfortable, because it receives steady indirect light with the least direct heat gain. East facing is widely preferred for morning light and a cooler afternoon. West facing takes the strongest afternoon sun and needs good shading and glazing to be comfortable. There is no universally correct answer, since the view, floor, layout and ventilation all interact with orientation.
Are west facing flats hotter?
Generally yes. The afternoon sun is low and strong, so it strikes west facing walls and windows directly for several hours. Concrete stores that heat and releases it into the evening. The effect is manageable with shading, deeper balconies, insulating or reflective glazing and good cross ventilation, so ask what the project specifies rather than ruling west out automatically.
Does facing direction affect electricity bills?
It can. More direct solar heat gain means more cooling demand, which shows up in running costs over the years you own the home. It also works the other way: a home with good daylight needs less artificial lighting. The effect is real but modest compared with insulation, glazing quality and how much you use air conditioning.
What is more important, the flat's facing or the room's facing?
The room's. A flat labelled east facing because its entrance faces east may have its living area and main bedroom facing west. Ask which direction the principal living space and the main bedroom face, and check on a floor plan with a compass rather than relying on the label.
Does facing affect resale?
In markets where buyers express a preference, flats with a favoured orientation have a wider buyer pool, which can affect how quickly they sell. Treat it as a market effect rather than a property of the building. It is one factor among many, and location, floor, layout and view usually matter more.
How do I check which way a flat faces?
Use a compass on your phone, standing in the unit or at the equivalent position on a completed floor. Do not rely on the north arrow on a marketing site plan, which may be approximate. Checking on site is a one minute task and part of a proper site visit.
