Why this needs care

Future transport is the most persuasive thing that can be said about a location and the hardest for a buyer to check. It is persuasive because it is genuinely important. When a project's sales material mentions a metro, the only useful follow up question is: which of these five, and according to whom?

What changes between stages

  • Alignment. Routes move between announcement and construction, sometimes substantially, as land, geology and cost assert themselves.
  • Station locations. The detail that decides whether you walk or drive. These are fixed late.
  • Timeline. Large infrastructure commonly takes longer than first stated, for ordinary reasons: land acquisition, approvals, utility diversion, funding.
  • Scope. Corridors are extended, truncated and re-sequenced.

None of that is a criticism of anyone. It is how large infrastructure behaves everywhere. It is simply a reason not to pay today for something at stage one.

If the answer to question three is no, you are not buying a home with upside. You are taking a position on an infrastructure programme, using an illiquid asset, with no control and no way to verify progress.

How to let it affect your decision

A workable approach:

  • Buy on what operates today. The communities on this site publish existing stations with distances, and those are set out side by side. A station that exists is worth more than three that are drawn.
  • Treat future corridors as upside, not as part of the price you are willing to pay.
  • Prefer stage four or five if a future line is material to you. Construction on the ground is a different kind of evidence from a map.
  • Apply the same test to roads. Ring roads and highway projects behave the same way, and are sold the same way.

This is the same discipline as the rest of buying: prefer the document to the assurance, and the thing that exists to the thing that is promised. It is why reading a project's own filings beats reading its brochure.
